Why Gutters Are a Bigger Deal on a Commercial Property
Gutters are a vital part of any building. Their job is to direct stormwater away from the structure and into the drains, away from walls, foundations and the fabric of the building itself. When they block, the water has to go somewhere, and that somewhere is usually back into the roof cavity, down the walls, or into the slab.
On a residential property, that means damaged ceilings and a frustrated owner. On a commercial or industrial property it can mean stock damage, shutdown days, insurance claims, and in the worst cases, structural problems that take the building offline.
The Box Gutter Problem
Many commercial and industrial buildings are built around box gutters: internal gutters that sit inside the roofline rather than hanging off the edge like a residential eaves gutter.
That design is great for big spans and a clean roofline. It is not so great when a box gutter blocks. Because the gutter is built into the roof, an overflow does not spill onto the lawn. It spills directly into the building. Stock, fitouts, machinery, ceilings and electrical can all get hit at once.
Box gutter cleaning is not a nice-to-have on this kind of property. It is the single highest-impact maintenance job on the roof.
